Behind the elegant and clean form of the Suur-Mere 18 private residence lie numerous bespoke structural solutions. The most notable among these are the intermediate floor design, the living room window solution, and the precise integration with the neighboring building.
To ensure maximum ceiling heights, the floor slabs had to be designed with the slimmest possible load-bearing profiles. A key priority was concealing the utilities (MEP services) within the floor structure without compromising the load-bearing capacity of the beams. The choice of POSI metal-web timber joists and perforated glulam beams allowed all these requirements to be met. In the living room, a section of the floor—unsupported on three sides—was achieved using custom-shaped steel beams, creating a striking column-free corner window spanning three facades.
The building's location on the plot, in very close proximity to the neighbor, required precise surveying, detailed planning, and a strict assembly sequence to ensure that the CLT (cross-laminated timber) wall panels received the necessary insulation. BIM modeling enabled these challenges to be managed effectively, facilitating the seamless involvement of specialists and stakeholders at every stage of the project.
